Prior to becoming an RES over 18 years ago, Hwee Pheng had the opportunity to live and work in Taiwan for two years. Her experience living overseas exposed her to a very different work culture and social environment, opening her mind to different perspectives and enhancing her ability to interact and connect with people from all walks of life. Initially, meant to be a temporary stopgap in between jobs, little did she know that being an RES would become a lifelong career. Having started her career in the private segment of real estate, Hwee Pheng has established a massive network of repeat clients and referrals from all walks of life.
An accomplished saleswoman, she assisted a client in selling a unit from The Mercury in River Valley in a single viewing. This particular transaction broke records to achieve the highest price and and psf in the project since its TOP in 2012!
Many of Hwee Pheng’s clients have grown their property portfolios since meeting her. In a notable case, a client came to know her through one of her resale listings nearly 10 years ago. The property was bought for rental income and Hwee Pheng engaged to manage it. Through her efforts, it was never vacant for more than a month!
However, the story doesn’t end there.
Even after a decade, Hwee Pheng continued to track the property’s market value. Recently, she saw an opportunity for her client to make a profit. After analysing and planning her client’s exit strategy and selecting a new investment property, she was able to:
• Sell the old property at a good price
• Cover the down payment with the sale proceeds
• Ensure that the mortgage could be fully serviced by her client’s CPF monies not only for the period to TOP but years after
The transaction was completely seamless and Hwee Pheng is confident in finding a tenant for her client by the TOP date, after which the mortgage would be covered by the rental income.
