Getting clients is crucial for any agent. Many new RES start out from absolute zero, without any knowledge on how to prospect and find clients. That’s not a surprise because even experienced RES find it hard to grasp an effective strategy to both generate and follow-up on leads. On top of all that, they still need to keep up with and adapt to market trends.

To help our members, MLD has created the Advanced Prospecting Group (APG), a 9-session workshop where veteran agents hand-hold trainees through door-knocking, telemarketing, Facebook marketing and other effective prospecting activities to find actual clients and leads. After that, trainees can join our Advanced Connecting Group (ACG) to learn firsthand how to follow-up on those leads and convert them under the guidance of trainers.

However, agents cannot rely on the same methods forever. That is why MLD holds monthly training sessions for members to learn new information and techniques to adapt to the property market’s trends. With our 3-pronged approach towards property sales and marketing, many of our trainees have seen success and continue to use these strategies to maintain those successes month after month.

Digital is not a new trend. In fact, it is not a trend at all. Going digital is now an essential part of business as this is where most of our clients are. However, new platforms, new tools, and new techniques are available every day. This is why many agents always feel like they are playing catch-up on the latest digital strategies.

 

A good example is general FB ads. They used to be so effective, but now they are not only getting more and more expensive, but the returns are no longer as high as they used to be and barely justify the cost now. What changed? How the customers react to the ads. Now, they ignore these ads more and more.

 

In an effort to keep our members in the know about these crucial market changes, we have launched the MLD E-Learning Portal so that agents will be able to learn on their own time. We considered issues like:

As many agents know, one of the biggest challenges of prospecting is visibility. The more visible you are on the internet and on the various platforms, the easier you will be discovered by clients, potential co-brokes and even referrals.

 

One of the sectors where such co-brokes are important is when marketing a new launch. The quality of your co-broking tagger can make or break the deal. This is why we have created an extensive tagger list for our members. Through the search bar and filters, fellow agents can look for any of our highly skilled and MLD-trained taggers to assist their clients.

We are confident that all our taggers are well-versed in crucial negotiation and objection handling skills for clients from all walks of life. Co-broking agents can leave your clients in our tagger’s hands and rest assured that we will put all these skills and experiences to good use in order to help them find the best stack and unit for their situation.

 

In addition to finding a good tagger, co-brokers can also leave a comment or review under his tagger profile for future reference! This will help each and every one of our members improve on their skills while giving others a better idea of his or her abilities.

Before putting in the effort, one must know where to put that effort. Every single agent has unique strengths and weaknesses that they can leverage or avoid. The key to success is focusing on strengths instead of trying to compete with others in the areas that you are weak in.

For example, if your strength is in digital marketing, then put more time, money and effort into creating a digital space to showcase your abilities and attract more viewers. On the other hand, if your strength is in face-to-face networking, you should spend your hours attending events or meeting clients as much as possible.

 

Many RES are not aware of their strengths, and even if they do, they don’t know how to apply them or improve on them. This is where the experience of our team leaders come in. Through personalised one-on-one sessions, we can help our members identify their strengths and create a customised business plan for them to apply to their property business.
